Director – Industrial Land & IOS Investments
Rick Hinebaugh specializes in Industrial Outdoor Storage (IOS) and low-coverage industrial land throughout Florida, focusing on sourcing and unlocking value in one of the fastest-growing and most overlooked asset classes in commercial real estate.
With a deep understanding of zoning, permitting, and the operational requirements of IOS users, Rick identifies opportunities that others miss — including off-market sites, underutilized land, and properties with repositioning potential. He works closely with investors, developers, and owner-operators to secure strategic locations for truck terminals, laydown yards, equipment storage, and logistics-driven uses.
Prior to focusing on IOS, Rick was involved in general brokerage and new home construction, giving him a practical, real-world perspective on site functionality, development feasibility, and execution. This background allows him to evaluate land not just from a transactional standpoint, but from how it will actually be used and monetized.
At Centum Capital, Rick is focused on sourcing high-quality IOS opportunities, advising clients on land acquisitions, and supporting capital strategies that drive long-term value.
